Oliver Wild letting agency was formed to provide a professional,
pro-active service to landlords. We want to look after your assets long
term and will work with you to maximise your returns, providing an
exceptional personal service that sets us apart from the opposition.
We understand that by letting us manage your property, you are
entrusting us with your most valuable assets. We take every possible
precaution to ensure that it is well looked after; from finding the
right tenants, to keeping your property well maintained, we are
protecting your income and the long term value of your portfolio.
The Services We Offer
We offer 3 levels of services to landlords; Let Only, Let and Rent
Collection or Full Management. Whichever service you go for we will
market the property with the same pro active approach. The only
difference is what happens once a tenant has been found:
Evaluating and marketing your property
- Property rental appraisal.
- Advice on regulations and landlord responsibilities.
- Arranging required documentation for gas safety and energy
performance certificates.
- Marketing of the property on the internet, advertising in the
local property paper and a To Let board outside your property.
- Accompanied viewings around your property with prospective
tenants.
Selecting the tenants
- During the viewings we will work hard to establish the tenant’s
suitability.
- All potential tenants are carefully vetted prior to us
proceeding. Enquiries are made through a specialist referencing
agency, which also checks the applicant's credit history.
Full Management Service
- Includes evaluation and marketing of your property and tenant
selection.
- Preparing and completing the tenancy agreement with your tenant.
- Collect the deposit and initial rent payment before tenancy
commences.
- We will pay the deposit into your chosen Tenant Deposit Scheme
(TDS).
- We will compile an inventory of your property to record the
condition of the property. This is checked at the end of the
tenancy, to ensure there are no defects other than the normal wear
and tear, before refunding the tenant’s deposit.
- Undertake regular property inspections, visiting your property
after 3 months on a new tenancy and then every 6 months to make sure
it’s in top condition. If we think any works needs doing we will let
you know.
- Day to day maintenance, we will look after your property and
manage your tenants if there are any maintenance issues, from a
leaking tap to re-decorating, using our approved team of
contractors. If you prefer, we can use your own contractor. We do
not charge you for this service.
- We will collect the rent on your behalf and transfer it directly
to your bank account, after any deductions. We will arrange to pay
any contractors bills on your behalf.
- You will receive monthly statements, keeping you up to date on
your rent payments and any maintenance spending.
- Even if you haven’t let your property through Oliver Wild you
can still use our property management service.
Let Only
- Includes evaluation and marketing of your property and tenant
selection.
- Preparing and completing the tenancy agreement with your tenant.
- We will arrange for the rental payments to be made direct to
your account.
- We will compile an inventory of your property to record the
condition pre-let.
- The initial rent and deposit will be paid to you within 10
working days.
Let and Rent Collection
- In additional to the Let Only service we will collect the rent
from your tenants on a monthly basis and pay the funds directly into
your bank account.
- We will manage your tenant’s payments and keep them on schedule.
- We will step in if your tenant falls into arrears and manage the
situation.
